If your carpet is ready to be replaced, consider using a vinyl plank. Technology today has changed the flooring industry. It costs a bit more than carpet, but it lasts for years, offsetting any carpet replacement costs. Also, if the tenant damages any particular portion of it, you can replace a plank and not the whole floor.
