RENTAL CRITERIA

Rental Criteria for Residency

(Individual owners may have additional criteria)

Occupancy Policy

  1. Occupancy is based on the number of bedrooms in a unit. (A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window and one closet.)
  2. Two persons are allowed per bedroom.

General Statements

  1. Positive identification with a picture will be required.
  2. Each person 18 and older will be required to apply.
  3. Inaccurate or falsified information will be grounds for denial of the application.
  4. Any individual whose tenancy may constitute a direct threat to the safety and health of any individual, the complex, or the property of others will be denied tenancy.   

Income Criteria

  1. Monthly income should be equal to 2.5 times the rent and must be from a verifiable, legal source.
  2. Co-Signer is only used if applicant(s) do not meet the income requirements. Co-signer must make five times the monthly rent. Co-Signer cannot be used when applicant has poor credit or owes a landlord money.
  3. Roommate applicants must each make 2.5 times the monthly rent No combining income  to make the income requirement. 

Employment Criteria

  1. Six months of verifiable employment will be required if used as source of income.
  2. Self-employed applicants will be verified through state corporation commission and may be required to submit the previous year's tax return.

Rental Criteria

  1. Twelve months of verifiable contractual rental history from a current third party landlord or home ownership is required. 
  2. Two years of eviction-free history is required.
  3. Three or more non-payment of rent notices within one year will result in denial of the application. 
  4. Three or more NSF checks within one year will result in denial of the application.
  5. Rental history reflecting amount owing to any of the previous landlords will result in denial of the application.

Credit Criteria

  1. Negative or adverse debt showing on consumer credit report may require additional security deposit or result in denial of the application.
  2. Three or more unpaid collections (not related to medical expenses) will result in denial of the application.

Criminal Conviction Criteria

  1. A conviction, guilty plea or no contest plea for any felony involving serious injury, kidnapping, death, arson, rape, sex crimes and/or child sex crimes, extensive property damage or drug related offenses (sale, manufacture, delivery or possession with intent to sell) or Class A felony burglary or Class A felony robbery is grounds for denial of the rental application.
  2. Pending charges or outstanding warrants is grounds for denial of the rental application or suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges. 

Liability Insurance requirements and options

The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.
Option 1: Do nothing. The Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term.
